A Commercial Moisture Review Needs an Operating Schedule

A moisture observation made before a building opens may have different context from one made during a busy shift. Facilities teams can improve an assessment brief by supplying the operating schedule alongside the location of the reported condition. The schedule is context, not a diagnosis.

Describe normal operations and exceptions

Record occupied periods, cleaning activity, deliveries and known equipment schedules relevant to the area. Distinguish routine operations from a shutdown, event or recent maintenance change. Avoid changing ventilation or equipment settings simply to create a more convenient observation. Tell the assessment provider which information is reported by staff and which comes from an existing system record.

Connect timing to the assessment question

Identify when the condition is noticed and which decision depends on understanding it. An intermittent report may require a different collection plan from a continuously visible condition. EPA’s moisture-control overview separates design, construction and building operation; an operations schedule helps the appropriate specialists coordinate those roles. It does not establish that a particular system caused the moisture or that one observation represents every shift.

Agree on a useful evidence handoff

Ask what records the provider actually needs and which additional checks belong to another specialist. Retain original observation times and relevant operating exceptions. Do not add unnecessary tenant or employee details to a broad facility report. If the schedule cannot be confirmed, label it unknown rather than assuming continuous occupancy or continuous equipment use. The resulting scope should explain what can reasonably be learned from the available visit.

Use one row for each field. Mark unknown information clearly and retain the original records.

Worked example

Illustrative example: a fictional facilities team reports a recurring damp area but initially supplies only a photograph. Adding the cleaning schedule and the time the area was noticed helps define the next review. The schedule is retained as reported context, without naming the cleaning process as the proven cause.
